The Director, Real Estate Strategy & Analytics is a key role on the business development team. The Director will have leadership and oversight over all real estate analytics and market insight / development activities and initiatives that span across the ADMI business, including Aspen Dental, WellNow Urgent Care and any other businesses we may enter or evaluate in the future.  This role is both project-oriented (such projects will change and evolve alongside the priorities of executive leadership) and responsible for day-to-day support of critical real estate analytics and development decisions across ADMI’s portfolio of brands.  Sample projects and activities could include:

  • Building and/or supporting development of predictive models that incorporate real estate site characteristics and past performance of existing clinics to predict patient volumes and financial performance of prospective clinics
  • White space analysis for an existing or potential new line of business
  • Cannibalization analysis surrounding decisions to further densify existing markets
  • Market share and capture-rate analytics of existing or new demos in support of further penetrating trade areas
  • Support development of 5-year strategic real estate development plan
  • Outlier analysis to answer the question: “Why is this clinic or market outperforming/underperforming?”
  • Desktop or field-based site analysis and market research on areas of strategic interest for the purpose of evaluating potential partnerships or acquisition targets
  • Real estate due diligence support for M&A, JV and partnership transactions
  • Collaboration with and project management of cross-functional teams in support of strategic initiative development, execution and ongoing evaluation
  • Annual and periodic strategic planning support for existing ADMI businesses
  • Active tracking of relevant demographic, industry, competitor and competitive market entry and real estate developments
  • Preparation of materials for the Executive Team or Board of Directors on ADMI real estate development strategy, analytics initiatives and pipeline status


The Director will have responsibility for identifying and assessing both organic and inorganic growth opportunities and partnering with colleagues across the business to support planning for the optimal execution of those initiatives. He/she develops relationships with colleagues throughout the business, is an effective collaborator and influencer and is knowledgeable about the business.  He/she serves as a trusted business partner and go-to resource for corporate and field leadership throughout the organization.


The Director is hands on – not afraid to roll up their sleeves and get projects done – and approaches work with a data-driven, analytical mindset. He/she is responsible for ensuring that projects he/she is involved with are approached with an enterprise mindset, have been pressure tested with the appropriate business owners, and have been analyzed critically and thoughtfully, taking different business environments and operating scenarios into account.


The Director acts as a consultant which requires close partnership with business and functional leaders and employees throughout the organization.  He/she must ensure that all work appropriately captures the resident knowledge and experiences of subject matter experts throughout the organization, synthesizes and translate that expertise in combination with his/her data-driven analysis into actionable recommendations in support of business objectives.  


Strategy & Insights:

  • Compilation of ad hoc analytics and sourcing of ad hoc data to answer both strategic and tactical questions critical to upstream real estate strategy development, downstream site identification and approval, and as relevant for related projects in other functional areas such as marketing
  • Active tracking and retrospective analysis to understand influencers/drivers of performance of individual offices (or groups of offices)
  • Provide strategic analysis concerning trade area creation, market share, overlaps and voids, business generation and cannibalization
  • Maintain deep understanding of demographic, competitor and related industry trends for all lines of businesses
  • Conduct various market research studies, methodologies, and spatial reports
  • Guide data gathering, identifying best in class resources and transformation into systems including ownership of patient spotting data, competitor data, demographic data, traffic counts, and more

Business and Real Estate Development:

  • Selectively participate in or lead field-work / in-market diligence for new market development efforts, with a specific focus on new market insights, site quality and competitive intelligence
  • Provide analytics support to assist in the process of optimal real estate site selection
  • Support due diligence of potential acquisition targets through site analysis and reporting including assessment of site features, quality, assessment of whether to keep, relocate or close, competitive intensity and quality
  • Lead new market entry analytics for both existing and new business models and office formats with a focus on demographic targeting and related screening, geographic targeting, optimal site selection and competitive assessments

Operations and Process:

  • Manage the analysis and GIS function supporting company-wide real estate development
  • Supervise the preparation of site diligence/research packs for use by the Real Estate and Executive Committees and oversee or facilitate real estate committees for all business lines
  • Evaluate, source, integrate and maintain all internal real estate databases, data sources, feeds and inputs; manage relationships with vendor partners and data sources
  • Support field operations in defining and maintaining trade areas and providing ad hoc analytics for existing offices and owner groups
  • Support spatial analysis and reporting for the network of facilities across business lines including: operations territory alignment, owner territory definitions, function-specific reporting requirements
  • Update and track patient-related data within and across business lines (patient spottings, demographics, etc.)
  • Support preparation of quarterly Board of Directors presentations with contributions related to real estate pipeline, new market development, new market entry, M&A analysis and other relevant content
  • Support annual budgeting process for real estate analytics function and resources
  • Travel (as needed) to existing/new markets and proposed sites, ICSC-sponsored events and conferences/ seminars related to market research, geographic information systems (GIS) and other industry related topics

Minimum Education and Experience

  • Education Level: Bachelor’s degree required, Master’s degree preferred
  • Experience Level: 7+ years’ relevant professional experience in location strategy, spatial analytics, statistics, GIS technology, retail strategy, or related field; Experience in multi-site healthcare and/or retail preferred
  • Analytical and problem solving skills with knowledge of retail store site selection location strategies, sales forecasting and cannibalization
  • Understanding of GIS technology (Sitewise) & spatial analysis
  • Experience and expertise with statistical software and predictive modeling
  • Experience working on and driving highly visible, highly impactful cross-functional projects
  • Must be intellectually curious, inquisitive, thoughtful, and a good listener
  • Must demonstrate critical thinking skills with an ability to creatively develop varied solution sets to multi-dimensional problems
  • Strong organizational skills and ability to multi-task several complex projects with the flexibility to be proactive in a fast pace, ever changing environment
  • Strong interpersonal skills with an ability to lead through influence as well as collaborate across functional areas
  • Resourceful and motivated self-starter; has high initiative, and a desire/ability to persist through obstacles and ambiguity
